Pannikin Coffee & Tea Expanding to New Location in Oceanside

Urban Property Group, a real estate services firm specializing in urban and coastal commercial properties, has secured the lease of Pannikin Coffee & Tea at 322 N. Cleveland St. in Oceanside, California. The cafe, situated in a historic building in the heart of downtown Oceanside, will occupy the ground floor of about 2,000 square feet and the adjacent outdoor patio.

Owners of the property tapped UPG to facilitate the lease of the former Bunker House Cafe in the quaint location. The Bunker House, where Pannikin’s Oceanside location will be located, was first owned in 1886 by Theodore C. Bunker. The two-story building is one of the first brick buildings in Oceanside and one of three brick buildings built in the 1880s that are still standing. Pannikin Coffee & Tea has served San Diegans since 1968 at the original Pannikin Leucadia, which is also located in a historic building.

“Pannikin is a beloved family-owned café with a wonderful community following that aligns perfectly with the vibe of Oceanside,” said UPG Principal Serena Patterson. “This was a great opportunity to help a terrific, local company with its expansion plan while occupying a beautiful Oceanside historical building.”

Oceanside’s bustling restaurant and retail sector is helping transform the area. Oceanside’s downtown is experiencing a surge of development, bringing new life to the coastal neighborhood. The implementation of the nine-block master plan has rapidly boosted business in the community, revitalizing the city with the Seabird Resort and Mission Pacific Hotel bringing award-winning restaurants to the area.

Serena Patterson and Amy McNamara of Urban Property Group represented both the landlord and tenant in this transaction.

Additional recent Urban Property Group leases in Oceanside include:

  • A recently opened CVS Pharmacy, located at 501 Mission Ave., which also houses the North County Transit District upstairs
  • Modern Beach Supply, located at 208 N. Freeman
